A lot of what we get called out for is a detail, not a roof. We’ll tell you which one you’ve got — and we don’t sell replacements to people who need repairs.

What usually fails

Water almost never comes in through the middle of a roof.

It comes in where the roof meets something else — a chimney, a skylight, a valley, a wall. Those junctions are where we start looking.

Leak detection
Tracing the actual entry point rather than patching the stain on your ceiling. Water travels along framing before it shows up inside, so the wet spot is rarely under the hole.

Flashing & penetrations
Counter flashing at chimneys sealed and reinforced, pipe boots, wall junctions, valleys. The most common leak we fix and the cheapest to fix early.

Skylights
Removing the failed unit and setting a new one with proper flashing, rather than burying a leaking skylight in sealant.

Decking & structure
Where a leak has been running a while, the plywood underneath is usually gone too. That gets cut out and replaced before the surface goes back.
